Forest Creek HOA Meeting

February 28, 2013

Trustees: Dave Crowley, Denise Michelsen, Tony Johnson

Dave Crowley presided at the meeting.?? Sixteen residents were present with 3 proxies.

St. Louis County Police Officer Dan Schroeder from the South County Precinct was a guest and spoke first at the meeting to review Neighborhood Watch and recent crime activity in the South County area.

Officer Schroeder reported that overall crime was down 2011- 2012 in the St. Louis County area.? He reminded us not to leave electronics visible in cars as it invites crime.? He also responded to a question regarding the law change for scrap cars older than 10 years that no longer need a title in order to scrap.?

He emphasized how important it is for residents to call the police when any suspicious activity is witnessed.? He mentioned there has been a decrease in calls for the area, which is a positive for our neighborhood and adjoining communities.? This illustrates our residents? awareness and attention to suspicious activity. Our participation in the Neighborhood Watch Program is also an effective measure to thwart crime activity. ??He referred us to the St. Louis County website for information at www.stlouisco.com/police.??

Neighborhood Watch

Laurie reminded everyone to feel free to call the police for suspicious activity even if not sure.? If there is a concern with calling, then contact one of the block captains to call for you.?

Laurie also asked if anyone else was interested in taking over the Neighborhood Watch Captain position.? Anyone interested should contact Laurie or one of the Board members.

Budget and Financials

Dave reviewed financials. Income and Distribution Statements and 2012 expenditures and the 2012 Proposed Budget copies were distributed and reviewed. ?All financials are in order.

Invoices will be coming soon.? There is still some final paperwork that needs to be filed before residents can be billed.? The dues amount will remain the same in 2013.

Lawn Care

The lawn care service was discussed.? The board has been presented with a new proposal for updating the front island and for the overall maintenance for 2013.? It was discussed to cut back on some of the annuals in the front island in order to accommodate some of the new updates to trees and shrubbery in the island that need replacement.? Even with the additional cost of the update, the lawn care fees will still be well within budget for 2013.? There was also a discussion as to whether or not homeowners like the annuals in the front island or if they want to replace them with some other type of bushes or shrubbery that would reduce our annual cost.? Currently the cost to maintenance the annuals for Spring, Summer, and Fall is over $4,000.? Some homeowners at the meeting shared how much they like the annuals and want to continue to see them put in, but just cut back on them to save some money.

It was also brought to the board?s attention that a tree was removed in the back island on Stream Valley Court and not replaced.? The board will get pricing on a new tree to replace.

Trustee Nomination

A topic that occurs every year at the annual meeting is the election of a new trustee.? The term is 3 years and each year a new trustee must be elected. ?Dave finished his 3rd year in 2012 and was thanked for his time and efforts. ?Judy Powers volunteered to serve again on the Board as there were no other volunteers or nominations at the meeting.? Laurie Kraft nominated Judy and Rich Breitenbach made a second.? All at the meeting were in favor.? The required number of votes was collected by home owners in attendance, signed proxies and a canvas of the neighborhood.

Summer County Police park patrols will again not be necessary at this point for 2013.

There was a brief discussion on the streets and the repair that occurred last year.? Dave encouraged residents to call the county on their own with comments and feedback.? The county street department phone number is 314-615-1111.

A question was asked in regards to replacing the park sign.? One of the trustees will look into this for 2013.

The beaver problem was discussed.? We have a licensed resident that has been trapping this season.? A 43 pound Beaver was trapped on Presidents Day.

Forest Creek Subdivision Meeting.
February 16, 2012

Trustees: Dave Crowley, Denise Michelsen, Tony Johnson

Judy Powers presided at the meeting. Twenty residents were present.

A St. Louis County Police Officer from the South County Precinct was a guest and spoke first at the meeting to review Neighborhood Watch and recent crime activity in the South County area.

Forest Creek calls to St. Louis County Police have risen this past year.? This increase is primarily due to some extra activity taking place within the subdivision.? The officer assured those present that the Oakville unit is working very hard to curtail as much of this activity and suggest that you call when anything is suspicious.? He mentioned there has been a decrease in calls for the area, which is a positive for our neighborhood and adjoining communities, this illustrates our residents? awareness and attention to suspicious activity. Our participation in the Neighborhood Watch Program is also an effective measure to thwart crime activity.

The Officer also fielded questions from residents in attendance regarding the use of field cameras or videoing equipment to help ascertain any persons for illegal behaviors.? His recommendation was to use as much equipment as you wanted and share with them anything that might help with their work.

As in years past electing a new trustee is the biggest topic, this year we are fortunate to have had Tony Johnson volunteered to fill the vacated position. Judy made the nomination and the required number of votes was collected by home owners in attendance, signed proxies and a canvas of the neighborhood.

Discussion open regarding unsightly or dying trees in the subdivision entrance, those in attendance have suggested that a reminder to Quality Lawn to keep the mulch much lower on the tree trunks and to be more prudent when using the power trimmers and avoid contact with the tree bark.? Quality will be removing some additional vegetation that is unsightly.

Summer County Police park patrols will not be continued in 2012.

Our annual call to St. Louis County will be made in the near future in plea of having the potholes repaired, due to budget cuts minimum maintenance is planned for our streets this year.? Feel free to contact the county street department at 615.1111, the squeeky wheel gets the oil.

There still seems to be a beaver population problem as reported by residents on the South side of Ridgetop View Drive.? We notified the trapper that was very successfull 2 years ago, but have not had any conversation regarding his findings this year.

There are plans being made for a community park work/clean up day.? A post card will be mailed out with more information or check the website closer to spring time.
